National Indoor RV Center

Office Build-Out/ Remodel (2022)

The build-out of approximately 6,000 SF of an existing second floor and the remodel of approximately 6,000 SF of the existing ground floor offices in NIRV’s Lawrenceville location. While business was impacted, the offices were never shut down. Project Budget of approximately $1,000,000.

Project Overview

  • The scope of the second floor included new offices, restrooms, a large employee and customer training room, a large customer lounge with coffee bar, and a design center for customers to review and choose design options for new RVs. Also included were all new LED lighting, new HVAC systems, new fire sprinklers and all new Data cabling.
  • The scope of the ground floor remodel included updating of the existing restrooms, offices, employee break room and front reception as well as new LED lighting and new acoustical ceiling system.

Elevator Installation

  • The scope of work included the installation of a new elevator system within an existing elevator shaft and pit; this was complicated due to inconsistencies between the original plans (from 2016) and the existing conditions.
  • Multiple modifications had to be made to the shaft, most notably new elevator support steel which had to be built intothe existing elevator shaft liner panels to not impact the existing office walls around the shaft.
  • The concrete elevator pit was found to be 1” too narrow in width for the elevator system and so one wall (which was integral to the overall building slab) had to be chipped out to a depth of 2” and then resurfaced by hand with new grout. 

Floor Finishes

Polished Concrete Floors:

  • For a modern, high-end look, the flooring throughout both spaces (ground and second floors) is polished and sealed concrete.
  • On the second floor, this was performed after the new walls were framed and sheet rock was hung but prior to painting.
  • On the ground floor, the polishing had to occur in phases so that one end could stay occupied at all times.

Epoxy Coated Floors:

  • In the reception area, it was discovered that a large plumbing trench- which was not documented on the 2016 plans- was running right through the middle of the main entrance corridor.
  • The solution was to apply metallic epoxy floor coating.
  • NIRV management also requested the inclusion of their logo in the epoxy.
  • The ground floor restrooms were originally covered in ceramic tile with grout and so could not be polished/sealed without showing the old tile pattern. The solution was to apply epoxy coatings and install new PVC wall base.
