The Holtkamps brought in a nationally renowned mural artist to paint the mural which faces Interstate 85 and which celebrates aspects of Suwanee’s history.

  • New office and warehouse building on 2 acres of an approximately 3.5-acre site in Suwanee, GA.
  • Budget of approximately $1,700,000.
  • Approximately 9,000 SF new building with approximately 3,000 SF of modern office and 6,000 SF of equipment warehouse.  
  • The building structure is a pre-engineered metal building system with brick and artificial stucco exterior façade.
  • The balance of the overall 3.5-acre site was also developed for separation and sale and is currently under development by DCG for a new client.

Challenges and Resolutions

 Numerous challenges were encountered in the development of the site. 

  • The first issue was that the aerial topographic survey differed from the actual topography of the site by as much as 2’, resulting in a massive amount of excess soil. The solution was to raise the finished elevation of the site to preclude the need to haul out.
  • Next, excessive unsuitable soils were encountered which had to be mechanically screened to separate out organics; the resultant soils were then stockpiled and permanently stabilized on-site to avoid haul-out.

Challenges and Resolutions

  • As the work continued, we uncovered numerous buried trash pits, including trees, 30+ cubic yards of wood chippings and vinyl siding, and multiple structures, all of which had to be disposed of in suitable landfills.
  • Finally, the inaccessibility of a sanitary sewer tie-in near the site required the installation of approximately 700 LF of 1” private force main line to reach the nearest municipal sanitary sewer manhole. The future site was also serviced at that time for future construction making the parcel more attractive to potential developers.
