Major remodel of an existing commercial frozen warehouse building in downtown Atlanta to be the new headquarters of ABBS, a company which has been in business for over one hundred years.
Budget of approximately $540,000.
Approximately 8,000 SF of interior modifications, including all new power, lighting and HVAC equipment and ducting, pouring a new top slab over an existing slab damaged by freezing, construction of new bathrooms and offices, installation of warehouse-style storage racking, construction of a new receiving dock, and a new retail storefront.
Total remodel of exterior, including construction of a new ADA-compliant entry ramp and rear fire escape ramp, new storefront entry and windows, encapsulation of existing asbestos caulk and painting of the entire structure.
The site was also updated, including new underground and overhead utility services into the building, a redesigned parking lot with new paving and curb cut access, and new landscaping and automated delivery truck access control.

The existing slab of the building was used for decades as a frozen poultry warehouse. The original construction had the slab elevated above finish grade to allow constant ventilation and avoid condensation undermining the slab.
Unfortunately, the elevation had settled minutely over time (original construction was thought to be 1960’s) and so the slab was slightly pitched, too much to be code compliant with ADA.
The slab surface was mechanically ground and a new slab, approximately 1” thick at its thinnest and just over 2” thick at its thickest, was poured to result in a level floor.
The main warehouse/office area was then polished and sealed.
The receiving dock and front retail area were coated with epoxy.
